And clearly many apartments are being built, and relatively new apartments are available. I am of the view that RLC is not adding 'new' apartments in Barcelona, and it is having difficulty recruiting new tenants with Russian / Ukrainian, Belarusian backgrounds. Between 2011 and 2023, the Buvda population (recorded by census) grew by over 40 percent. In the 2023 census, the declared ethnicity of the population was over 18 percent Russian, Ukrainian, or Belarusian. Estimates are that the percentage is now over 20 percent, because of the war and significant emigration of Russians fleeing Putin and military conscription. One reason Russian like Buvda and its beaches is the climate. 'Buvda, Montenegro, experiences a mild, Mediterranean winter. Average daytime highs range from 51 F, to 55F (10C to 13C)..
