IMO, they are not investing all this money in B-7 to increase its value as a rental property.   Why add a fifth bedroom and a fifth bathroom?  So I think the odds are good it will return as an on-cam villa, once RLC can again tap its former recruiting pools in Russia and Ukraine, maybe even Belarus.  Right now, the visa issues are simply a big barrier to such recruitment.

They are selling B-1, it is in a 63 year old building, and it is likely the condominium association, or whatever the Spanish counterpart is,  is looking at a major spending program to upgrade utilities, a new elevator(s), a new roof, etc.  From one particular photo of B-7, of the exterior walkway between the apartment and the elevator, I have questions whether that arrangement complies with the current building code in Barcelona.  For those in the UK, there could be a parallel between B-1 and London's Grenfell Tower, pre-fire.  If the building has to be brought up to current code, that is another major, future expense.

B-5 may also be a condominium apartment.  B-6 also was a condominium apartment, which was renovated and upgraded at a profligate expense, suitable only for a use as a brothel, or the Internet equivalent.

I can’t answer all these details , to be honest , I think it is less complicated than your suggestions . For sure something SERIOUS happened to have B7 villa closed , we had now tenants , things were going ok more or less , so , whatever the scenarios , the only thing we can say it is that it must be serious. Why not one of the owners of RLC asked the villa for himself after things happened in Russia ? Honestly , nobody knows . 
 

I think the villa will be online again sooner or later , B5 I also think the same . B1 , RLC “ saluted “ it , this is for sure belonging in the past . Let’s see how it will be , if RLC hires worthy tenants , it doesn’t matter where they will be , but they struggle like NEVER before .
